@Roman Rytov can you effectively re-deploy the sales proceeds in a manner that would get you a comparable or superior return when accounting both for monetary return AND emotional/time return? 

Unless your parents were managing the property and finding those roommates, your monetary contribution was the full amount you paid.

Of course, this may or may not be inline with the market value at the time, in which case it would absolutely be in the tenant buyers best monetary interest not to buy.

If you simply do not have the money to pay for the property without debt service, most judges would grant a monetary judgment instead of specific performance.

At 600 dollars more a year it isn’t worth coming up with the cash it takes to move into a new place, the monetary cost associated with moving and the hassle of moving.

If I were in that situation, my first action wouldn't be to offer free rent or any kind of monetary compensation and to wait until the insurance company got involved to see the next steps.
