Robert mixed funds among separate investment properties which has hurt the all of those properties.  

If there are large deposits the underwriter will ask for a signed letter of explanation from the borrower along with supporting documents.

I hav seen many private equity deals where the IRR is between 20% and 30%.I also don't like the way they are mixing all the different strategies. 

I would hit them immediately with a lease violation letter as prescribed by your lease and give them 10 days to remove the dogs or start paying pet rent and put down a deposit.

Unless you specialize in this niche, you may be better served by working with a luxury realtor who focuses on these types of properties -- mixed use, commercial, international, etc.
