I’ve had 2-3 buyers interested in Lakewood and Edgewater areas continuously over the last 1 1/2 yrs so have spent a lot of time looking at properties in these areas- here are a few additional observations:The numbers on renovated full size Lakewood two family don’t match most investors criteria (greater than 7% ROI).

I am arriving at this conclusion because the appraisals relied upon for the BRRRR method in these lower tier neighborhoods rarely equate to actual results in an arms length transaction.

With that said, 3 of the 4 listing's are for $1200 a month.It's definitely the off season for Lake Oconee and Lake Sinclair, so reaching out to these listings through FF and seeing if they can match your son's budget is worth a try.Best of luck!
