I'm running BRRRR deals through my modeling sheet and none of them ever come with positive cash flow.

And anytime you have that cheap of lots that are buildable you can get a building boom that will far surpass normal absorption liike what we are seeing now or saw what 3 years ago  or so.. builders / GCs taking on 50 jobs at once with no hope of ever being able to deliver simply not enough subs and such to keep up.

One time I was doing some deals with a Brain Surgeon and my god, that dude was probably one of the dumbest human beings I've ever done business with.....Wild bro.I concur on this.

The building is typically zoned and permitted for short term rental use, so there's very little chance you'd ever be banned from doing short term rentals if they crack down in that market (like they are cracking down in my market).Cons: They typically charge 25% (in my market, at least).

We do not do Syndications; we have access to all the funding we will ever need, and I don't like sharing the profits.

If you have good credit and plan to refinance if rates ever drop significantly, I would lean toward Conventional.
