@Klejdi Banka College Station has a lot to offer with a solid economy backed by Texas A&M, the largest university in the US (https://en.wikipedia.org/wiki/List_of_United_States_public_u...)But similar to @Shawn McCormick comment about Orlando, we dont see 1% deals very often.

I don't know what the land market is like in Colorado, but in California, there is land that you need to put on the market because the buyer profile is someone who comes out of the woodwork and who you'd never find without putting it out there, so I use platforms like MLS, Crexi, AIR, Loopnet and Costar.
