The key is building systems and finding solid property management to handle things while you move around.

@Diogo Capela can give a more detailed view on some of the legal adventures we had with this property but, to summarise, my key learnings from this deal to date: 1) Get confirmation that the entirety of the property is on the Camara (town hall) plans and fully legal.

Make sure you board up your windows from the inside, you don't want squatters in the meantime, nor further damage.

Cashflow is key!

This is why I prefer the cash-for-keys approach.

The key element is :"the intent of which is the transfer of title"in law, the intent can be the determining factor, it doesn't have to actually occur or be done in a specific manner.You can speed because you have your foot down too hard on the pedal or you can speed because you are going down hill.

If a cash for  keys is given then how does the next landlord know if they are getting a bad tenant.  

If they appeal offer some cash for keys.

I know building a reliable local network will be key, so I'm hoping to connect with experienced real estate team in the area.The military presence in Jacksonville catches my eye, and I'm particularly interested in properties that might appeal to military personnel and the associated contractors.
