You want to be careful not to bite off too much on a first purchase so maybe if more four units or less or available that could be a better starting point with less risk and more ability to learn without potential loss.

That was an excellent non-answer to my question, Skyler. hihi :)No they are not all the same. some are only interested in dealing with conventional purchases other are as you say better at handling assignments or double closes, some are commercial specialty, etc....A investor friendly one would be, at least from my point of view, one that understands there may need to be some last minute wheeling, dealing, and adjustment made to close a deal, understand what needs to be done and do not freak out about creative deals.Maybe my understanding or thoughts are wrong but that's what I meant by investor friendlyregards :)

I purchased a fix and flip that got complicated when we found one of the basement walls was bowing in.

You can find some 2 units under or around $250K but they have been sitting on the market for over 150 days which tells you its not a great deal if it were an investor woud have already purchased it 4 month ago.  

Purchase price: $65,000 Hybrid Fix & Flip, bought, made minor repairs and clean out.

Purchase price: $205,000 Cash invested: $60,000 This was the first property I purchased.

. $220,000 is definitely a lower purchase price amount and really limits you on what you can buy.

You might consider hard money for the initial purchase or going with a DSCR type lender if you find something that is more turnkey.Hey!
