that seems quite High, I have Propane, one of my tenants does and a flip I have going does too, thats over twice the usage we see here in Northern WI and it gets friggn' cold up here.

I based my numbers off of the cost breakdown directly from the Spokane utilities billing rates:32 gal trash bin - $16.62Wastewater - $29.71Water Service - $15.80Stormwater - $4.18Integrated Capital - $27.89Water consumption - $25Which actually totals out to $120/mo (for some reason I forgot to include the integrated capital expense in my previous calculations, and I had water usage at $15 which may not have been realistic.I also looked at this Spokane cost of living breakdown which lists the average utilities at $110 including electricity, which I figured would be about half of the overall utility bill.

People do it illegally all the time, until someone rats them out and they get shut down, Also, I wouldn't want to have an insurance claim (especially a fire or some large liability issue) for fear that the claim would be denied once the true usage of the property was discovered by the ins. co.

Therefore when I received the water bill from the water company, I would turn around and bill the tenant for the water usage, and include a copy of the water bill sent to me to prove to them I wasn't gouging them.
