Any complaints for going the STR route?

but I have been doing business in Jackson MS for going on 2 decades.. the city is 70% or better black.there are west Jackson  war zone south Jackson C class hard working  NE Jackson B class and then a little farther north is A class with a lot of A B scattered about.. people no matter their race tend to want to live in the nicest areas they can afford.. when I had 300 plus SFRs in Jackson I would say my tenant base ( since it was hard working C class) was 90% or better black. and just like any other rentals tenants were all over the board on how they behaved..

Or you could forgo it altogether.

also from my research, I'll use one real life example but I know how much these can vary...there was a house almost right next store to me for going for 130,000$ with the same stipulation where offers must be submitted by a date.

I am simply wondering if i should just buy this property for the cash flow, then continue to rent until i find another property for myself. or forgo this property altogether given it's my first time.

I'm not sure if we'll do a big enough remodel to make it worth their while for GO construction, but we'll keep them in mind if we find anything in the Twin Falls area.

That's the sacrifice you make for going the route of the most secure, tax effective and passive route.In your investors case it's not just the gain but the depreciation recapture that could kill their return if they don't do the 1031.

Also just for my FYI why do people forgo the permits?
