Your best bet is to first gain an understanding of the market by taking a sample set of similar properties and determining how the different features impacted the overall value of each property.

I have called him and got a sample report.

@Tanner Marsey Not for nothing, but you should take a sample property on the market and pop it into the BP calculator to show how it's going to break even for you. 

I don't have a big enough sample size to say for sure I will only be buying foreclosures in the future but if I had to guess that's were all the evidence is pointing.

That is a big difference but one building is a small sample.
