A lot of people want to buy out of state to chase cash flows and get really excited when they see the returns, but they fail to really get to know an area.Classifications of A,B,C or D are really opinion based, but if you speak to professionals who really know what they are doing, they will generally agree across the board on what area falls into what class. 

I totally get wanting to scale fast and understand the excitement, but take it easy a bit dude and do what you can and give yourself some opportunity to learn before you lose everything you got!

I am excited and nervous to hear what experienced investors will say about the situations I have going on.

Look into and research 3-5 different markets that excite you, choose one to start. 

We are actively investing in the Champaign market, selling an inheritance property in Central Florida and trying to figure out what to do with our long term lease in Phoenix, AZ that is currently costing us a few $100 vs. cash flowing :) Excited to meet others, would love to know of any in person meet ups in southern/central Illinois. happy to be here!

It's about, in my case, doing something I love, creating a community that I can also learn from, and leaving a legacy for my six kids and their kids. 50 years from now they're gonna see my videos on money and finance.I think it's all about a person's passion, and helping people leave their W2 is a lot more exciting to me right now than closing a deal.
