I've bought a lot of property but only as a principle and never as a syndicator.What do you mean by you "landed" the 250 unit deal?

Especially if in reality the carpet has lived most of its useful life and its time to change them anyway...I totally get the desire to want to stand by your principles.....and I hate to cave to tenants since it also trains them to be a PITA to their next landlord.... but its s business and you have to pick your battles and move on

However, even it the market stays flat you have the equity gained from the principle pay down (generally ~$125/month at start of loan per $100K borrowed (using 4.75%): $400K loan produces ~$500 principle pay down on the first loan payment (so ~$6K for the year)). 

I know the idea sucks of having to pay, but try to put your ego/morals/ethics/etc aside and look at the big picture of the $ you'll be making on this sale.

Is there an ethical way to demand payment or can you chalk up the loss rent on insurance claim?

I don't know the answer to this, but I was thinking about it today....If you have a ROTH...key word...ROTH IRA, I don't see why the PRINCIPLE of that account couldn't be counted as liquid because it is POST tax and relatively easy to access with penalty.

I know my personality/work ethic so I think I can make a really great broker.
