Hi @Paul Kit, a 20yr amortization with a 10 year balloon will have payments equal to a 20yr loan but the loan will come due in it's entirety after 10years.   

My biggest question is whether or not I will shoulder the entirety of what could be a 30-40K capital gains tax or is that somehow split as well? 

I don't know Tennessee law at all but in Ohio, if you have a valid lease, the property is yours for the entirety of the lease UNLESS it has a provision that allows termination with notice if there is a sale. 

You have to be prepared for the lender to accelerate the note and then pay it off in its entirety before they foreclose.

Anything west of a Great Lake (excluding lower mainland) that is a condo is a very bad idea currently also as western Canada in its entirety is massively overbuilt in that asset class.

Stop focusing on the one low rate of your fixed debt and how much it would hurt to lose that and rather look at the rate you pay on the entirety of your debt.
