I just wanted to see what experienced property investors think about my current situation and what would be the best way to start.Just a bit of background....I'm 20 years old, based in England (so processes may be slightly different), went to University and dropped out after 1 year because I wanted to start a business.

We are in the process of selling the two houses we have in England and using the equity in that to purchase a family home for us to live in here in Chico.

Building costs per sq ft is a regional number - - values in the North East (New England) are different than those in the South West, due to materials, building codes, and even such simple things as 2x6 vs 2x4 wall studs as an example.A good quote for cost/sqft should be available from an "local" licensed contractor and ask two or three to box in a range.

Additionally, we bought two owner-occupied houses in England that we improved over the course of our tour, and sold at the end.

@Joshua Jarvis the only thing I disagree with @Kit England is that I prefer to set my cabinets on the finished floor instead of flooring up to the cabinets.

But as Kit England said the managing member and or general partner would have to show at least a net worth equal to the loan amount and liquidity equal to 1 year of P&I payments after taking into account the down payment and closing costs.

@Scott England - I need to purchase it and rehab it first, but I wouldn't mind the referral information to consider a refi afterwards.
