Second-- IMO it completely depends on the property, if it's a C-/D area, we do no evictions within 3 years-- and put a lot of emphasis on job stability.

A universal rule is CLEAN, I can not emphasis this point enough, a marketed unit must be CLEAN, neat and presentable and clean means CLEAN in all aspect including the smell, touch, visual. 

You may have to negotiate the requirements with the contractor and you want to know where to put the emphasis.

Your emphasis may be on helping them sell their property off-market quickly without the need for marketing or lengthy negotiations...and above all else - helping them avoid any foreclosure on their credit. 

Maybe focus on loans / lenders with their emphasis on borrower-sensitivity based lending as opposed to property/equity-based lending.

I think every property in every market is a deal at the right price, so I would put more emphasis on your ability to find discounted properties than on the market.
