St Augustine is a year round destination and close to drive markets of Jacksonville, Orlando also GA. 

I'm eager to start the work of finding a drive-by appraiser and calling title & insurance companies to close this transaction.

Solid working class neighborhoods B- thru C depending on where you are.  

Ingress and Egress and drive thru capability are a must have. 

Thats just going to create a larger buyer pool for existing homes which will drive up those prices (and inflation) but not really address the lack of new construction going on.

I am ready to purchase another and looking at going thru the Auction.com,  would love some insight and to hear from an investor who has gone this route in California.

I am looking for multi cycled firms to invest thru w/excellent returns, agnostic of investment.

Based on the numbers, it sounds like the high origination fees, combined with the 70% LTV cap, are driving up the costs, especially if the lender is being conservative with their appraisal values.
