Not the cash flow play a lot of people expect. 

When someone buys an entry level property like this, there are definitely a lot of risks involved, so sure, you and I can agree on that.

There won't be a lot you can do, but I am not familiar with the tenant laws in NM.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

I would vet contractors by finding local real estate agents that also work with investors, and/or a rehab investor in your area that does a lot of deals.

It can be, but it should not be anything close to the reason for purchase or sale.Sloped lots require a lot of regrading to level them which is WAY more expensive than most people think.

@Kana Watanabe I have seen @Christopher J Driscoll Designs for his ADU and they are amazing, He has gone through the process of speaking with a lot of GC's in the area so hes a great resource for all of the above.
