Can you demo the bathroom and/or kitchen and have maybe a bid from a contractor to remodel which (I would think) would truly make it unavailable? 

You will get a more accurate idea of what your actual interest rate is without paying any discount points.

Size and private bathroom can change that variable.

Making sure to only send money on the most important rooms like kitchen and bathrooms.
