By definition, a "smoking deal" for the buyer is a "smoking loser" for the seller.  

Bright aluminum is always available, but if you look around a little, you can probably also get dark brown or black, if that matches your shingles better.

I will not invest in flood zones, unless it is a smoking deal. 

Current tenants lied about smoking on their app and now the whole duplex always smells like weed.

Lots of agents also spend a good bit of their time continually learning, studying properties on the market, taking classes to perfect their understanding of new laws (hello, smoke alarms in Maryland!!)

If a rental has an owner, I use an ozone machine to remove any odors from smoke, pets, rotten food, etc:  Commercial Ozone MachineIt's expensive but worth every penny.

Depending on your budget- the curb appeal would be greatly enhanced by painting the brick a lighter color- white or pale gray so that the entry doesn’t look so dark and unwelcoming.  

However I just got in tonight from 10 days in Hawaii.. and Scoot  ( Singapore airlines budget carrier) was advertising business class from PHNL to Osaka for 495. bucks and 99. one way coach.. that is a smoking deal.. my buddy and I almost wanted to fly there for dinner LOL..
