I charged them all the late fees and I was not happy and expressed my concerns, but I did get paid on the 12th.Now, this 3rd time for this month of August, the boyfriend contacted me a day or two before the 1st and said they would not have the rent until the 9th of August.

Percent of UPB is fairly irrelevant as the buyer will be purchasing the note for cash flow and the rate of return would be his/her major concern

I am concerned about the implications of transferring the property into an LLC, especially since I have a favorable mortgage rate that I would prefer not to jeopardize.Would it be advisable to establish an LLC, obtain a PO Box, and open a business account without transferring my current property to the LLC?

@Jim Witten I think his concern may be that he could get cut out of the deal if you don't sign a listing agreement with him.I probably wouldn't sign the agreement, but I would sign a letter saying I agree to pay him x% if his client buys my property.Regardless, I wouldn't let this opportunity slip by without checking it out first.

I am concerned about timing yes people will always buy land but builders and developers lots are going much slower with high interest rates fewer can afford to buy.

If anything, a concerned owner would want to have a clear understanding of a PMC's screening criteria and fully understand the process - which we originally posted.
