To be honest I wanted to dissolve that LLC mostly because I didn't want to continue paying all the annual fees associated with it

Since then she’s hired a lawyer because she felt that it’s unfair that shes only getting 30 days notice. she supposed to move out on the 26th of November she wants him to use the security deposit as last month rent but my friend runs the risk of the place being trashed if he does accept this will he still be able to fight for more money if the place does end up trashed and is there anything he can do to fight her to get the last months rent 

This approach allows for continuous growth and wealth accumulation.

I’ve had about 5 fights on that corner in 2 years.

Overall, though the cash flow in my market may be lower, the strong appreciation has made for a higher total ROI and I've continued to buy here. 

Not sure yet what strategy makes the most sense for me, but I'm here to continue to learn, grow, and network.

With all of that being said, I am excited to continue to learn and hopefully get to know many of you on a personal level as we learn and grow together!

I was back out the next day putting up sticky notes, and we continue doing that every weekend along with driving for dollars (D4D).Our real goal is to focus on BRRRR (Buy, Rehab, Rent, Refinance, Repeat).

Until out of school and then it's straight into the pit and good luck fighting for survival, get with reality and all that....... 

The fees associated with the exchange could offset the tax savings, but it’s a viable option if you plan to continue investing in real estate.
