Berkshire Guard was the most competitive for 5+ unit properties in my state (Ohio) until they weren't and now just sent out letters to all their clients saying they are no longer offering coverage here at all - 100% non-renewal of the book of business.

Hot water is usually separated it is just the cold water that is often not.For a very large building a flat fee is the move because the back billing and tracking of who paid for what would be hectic, but for a small MF like a duplex it is very easy.I split the bill by the fractional amount of people who live in the unit.In other words, the amount of people that live in the unit divided by the total amount of people living in the builidng.So if there are 3 people upstairs and 2 people downstairs.the upstairs pays 3/5 of the bill, and downstairs pays 2/5.No need to separate anything, you know the tenants will cover 100% of the bill and this approach is fair.

I was going to draft up one contract with each LLC as a separate "Owner" with the authorized representative for all, the actual owner, to sign the one contract for all legal entities, but they didn't like this and want to keep all documents separate.I gave them a VERY competitive price quote based on the total portfolio as 1 account with the total number of units.

The other frustrating piece to that pie is that folks assume because properties are going for cheap in an area that contractor rehab work is going to be 'discounted' as well, and it is NOT discounted, it's the same going rate, if not MORE in less expensive neighborhoods because it is MORE COMPETITIVE in those areas for licensed contractors.

If they are not good tenants, the lease does not get renewed.When we determine the general direction for the year we look at:- inflation (US)- hourly wage growth (US)- market rent growth (in my case Milwaukee)We also monitor the market and our competition, we get feedback with every turnover and see what fair market value is.
