I was able to connect with a property manager out there through someone I heard on a podcast, and I knew worst case scenario I could have just sold the property if I ended up not liking long-distance 

My questions are: 1) Is this a common concept in commercial properties that the tenant is responsible to repair, maintain, and replace anything in their leased space regardless of the cause?

What are the typical monthly net cash flows you are seeing in these scenarios?

In any event in my area the most common municipal utilities are garbage and sewer which are flat fees and I include those in the rents which is the norm in my market. 5.

It doesn't mean their answer is wrong, but in that scenario, you would want to know if they all own properties in the area you are asking about.

MInut has a low average review (mid-3s I think) on Amazon which is a bit of a red flag. 1 per room at a total of $60/month sounds excessive for something that is not likely to be a common occurrence.
