Hello all, I've got a class C property that has not provided me much in the way of qualified tenants.

Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.

Also I have started going to classes and seminars through SDCIA.

- What property class is the rental (A, B, C, D)?  

I target C+ class hoods that seem to have tenants that stay much longer so my turnovers are almost zero.

If you have more working class families in your area, then I would personally lean toward the duplexes. 

I've been struggling with try to scale with higher interest rates and prices - bought 2 Class C SFHs in Indianapolis in 2023.
