I got a question for everybody, what jobs do you guys currently have or if you are a full time investor what did you do before that, I am still a lab assistant, I make $10.60 an hour but I gave notice and my last day of work is the 17th of august then im a full fledged investor, I just wanted to know what everybody does for a living.

Ie: get your contractor or your inspector through the house as soon as possible to make sure there isn't a deal breaker lurking in there that she isn't telling you about (black mold, meth lab in the basement, etc).

@John Vietmeyer We have them in our primary residence. (1 GSP and 2 labs) They are durable and resistant to scratches, we also picked the ones with a greywash to help hide any scratches from the dogs.I don't recall if ours is 6.3mm thick, but the original padding that was underneath made the flooring sound hollow, so we replaced it with a thicker pad and it solved the issue.

The problem is the rents are severely under market, the property has a meth lab in one unit, trashy tenants in the other 5, and the listing Realtor is a buffoon.
