I'm a big time DIY'er, but there are several things I simply farm out: flooring (carpet, ceramic tile, etc.), landscaping, and roofing.

In something like that that appears easy on the surface, theres the fasteners, faucets, different flooring types need different preparation like mortar board for ceramic as opposed to 1/8 board for vinyl.

Back when I had rentals I always used the same carpet guy, always used the same interior paint (Navajo White), and pretty much always used the same ($.88/sq ft) ceramic tile.

Matt some of my turn key guys go with large ceramic tile that they buy on the cheap... especially in markets like Vegas PHX.. orlando.I got so sick of replacing carpet I did the same with a lot of my rentals were I could.

I may just rip up the cheap laminate and tile the whole floor with a decent ceramic/porcelain tile to prevent this from happening in the future (plus it'll just look 100% better), but I realize that will be my cost and not the tenants.

Just remember that you use the LEAST amount of water possible to clean the grout from the install, NOT a lot like regular ceramic or the grout make crack on you(easily fixed. just smoosh some grout into the crack and let it dry.
