For hardwood, that will take much longer and I'd bet they'd walk on it or move heavy furniture before the top coat is cured and damage it.

@Adrian SmudeI would agree the days of buying and getting 100% of your money out so you have infinite returns is not coming back anytime soon but the method still is common you just have more money in the deal if you want it to cash flow.I do agree BRRR is easy to do with super low rates and increased rents for someone who could value add a property.

She also added 1or 2 more BEFORE the crash.Then she was prepared to act when the crash happened.No one knows what will happen in the future, and it's unlikely something as opportunistic as the 2008-2010 crash happens any time soon, there will be other opportunities.One may be a shake out in the STR market, which may offer saavy investors some purchae opportunities.Bottom line: if you never get started, you'll never be ready for future opportunities.
