Lots of deferred maintenance, not major things, but stained asphalt shingles, gutters need replaced, brick building need power washed, a couple of the fascia and soffit boards need replaced, all trim needs painting, ugly amateur ceiling repair where leak occurred, missing drop ceiling tiles in bathroom, no landscaping.

Hello BP, looking for referrals as I need to find someone who can do asphalt paving and parking stripes for a small parking lot area that contains 5 parking lanes at a multi unit building in Northwest Chicago.

To be safe with anything except a fairly new house, you’d really need to excavate around the house, parge the outside of the foundation with an asphalt/tar product, install a dimpled plastic membrane over that, and then on the inside, fastidiously install rigid foam on the floor and walls, spray foam/tape all seams, etc… Then frame, then drywall.Seems ungodly expensive.

I even called around to get an asphalt paving on a super long driveway, 6-8 months ago I had quotes for 40k, called back same people they were at 33k, and I ended up getting another one to come back out and they quoted me 22k…..a full almost 50 percent drop from last spring.

I have 10 paid off properties  and I’ll pay off 1 in 2 years, another 2 years after that.ill probably leave the last 2 as they are maybe $100k  I have a property manager for all but 2 of my properties  8% of rent is my only PM cost other than $150 renewals and $300 new tenant commissions for realtors  Like I said, I understand if you have 10 or 20 year asphalt roofs ($5-7k every decade or two) but I’ve spent less than $500 total in 280 “property years” on roof repairs.

Don't do asphalt with trucks.If you do rock, put Engineering Fabric under it.

A typical roof with architectural (asphalt) shingles has a life of approximately 25-30 depending on your locality.

It has older asphalt shingles that I'm hoping will last another 3-5 years before I put stone-coated steel on.
