I am thinking of converting it now to CG and doing a built to Suit after maximizing plan with an architect given setbacks, etc. 

There’s only one architect nearby to do drawings and since I have plans to do some new builds in the area, I thought I’d try them out.

I have worked as an architect, a general construction project manager, and now as a building accessor for HUD.

In search for an architect.

In order to get this project off the ground I will be needing the services of a realtor,contractor, architect, an accountant and possibly a financial advisor.

You/bank/owner/architect take your time getting all approvals and start construction 10-18 months late. 

A little bit about me - I am in the process of becoming a licensed architect, 1 exam down and 5 to go!

Our local architects work with the client to design their ideal home, as well as submit the necessary plans to local zoning/permitting.

I don't know the rules in your Nor Cal area so i suggest you speak to your building and safety department (or any reputable architect in your area) to help inform you of your options and costs.

Finding someone to do this for you could be relatively expensive, so best you contact the city, find out the process and handle yourself.Once you have city approval, you can then hire an architect to design the new structure, or buy plans online.
