Getting a 6% instead of a 6.5% doesn't save you squat if you have to bid $30k over asking with an appraisal gap and then replace the roof 6 months after you buy the property because you had to waive the inspection. 

a low appraisal could easily wipe that out.Yup.

This was during the buying frenzy in 2021, so people made escalating offers, were in bidders wars, waived appraisals and inspections.

On the broker side, I like having a little bit more control over the process like being able to talk to the UW, ordering appraisals through my AMC, and handling all third party communications. 

Based on past deals, Bill knew it was priced below what it would appraise for.

@Stetson Miller I feel it's a bad combination of both a inflated appraisal at the top and maybe a low appraisal now. 

Owner of an office warehouse property wanted $1.8 million as he had appraisal for same.   

I am looking to list the property for rent and also looking to get a DSCR loan on the property after I get the appraisal done post rehab(expected ARV is 185K).

I applied in May and appraisal was completed in less than a week.

I have not gotten it appraised but pay taxes for $1.5M.
