Two months goes by (not fast service which they advertise) and I begin to receive declined credit card inquires in my mail including one even stating "no third party applicants please apply on your own" so now I'm skeptical ESPECIALLY when I'm assured by Bernie that Seek has a "GREAT relationship" with these lenders.

This sounds like you are about to get scammed or you are advertising a scam.  

Also consider that a deal is NOT what is advertised its what YOU make of it by negotiating, rehabbing, managing, etc to maximize its potential.

Another factor to consider, the main season for tourism seems to be between Memorial day to Labour day, and pretty much dies down completely after that. 

(I also do all of the advertising, tours/viewings, communications resulting from the advertising, but once all of the rooms are rented, and I am purely managing, how are property managing hours discerned, I suppose that's my question here.)

Otherwise you can try to wrap it up under contract and advertise the heck out of it to get it sold for more before you close.
