The fact that they have received so much insight by being able to watch and observe you will open up a whole lot of opportunities for them if they so choose. 

Year 3 we achieved a 10% rent increase across the portfolio, but have incurred high turnover and vacancy costs.

The experience is working out pretty well.I think their goal is to be your one-stop-shop for the whole process and that will suit me going forward. 

Unless it is specifically for vacation and rentals is part of the whole thing, then avoid.

If so, the income on your tax returns will be positive so the whole rational of trying to avoid the income is moot.
