Do the guests have access to see their own reviews by hosts?  

In the Parlor floor we added a large-ish kitchen with electric oven and cooktop that goes to the sub-panel that belongs to the Parlor floor, making it a nice 800ft 1 bedroom apt, with access to a shared backyard.   

I helped the owner structure the seller finance and off-market offer to be closed more easily (more accessible to the buyer) through mixed financing and a lower price.

If you didn't budget your rehab correctly, and don't have access to more money, you will be stuck (this is also true if you buy with cash without any excess money).  

-I'm fairly careful with communication , but again, I know doing business online is way riskier, but I want to ask: Typically, I would trust someone who seems very in-depth, informative (gives statistics and numbers), and basically would give me thorough steps (including worst-case scenarios and what would best fit my situation)^^would people who have experience say that even with the above, some agents/lenders/PMs would still be sort of out to get your money and do a lousy job?

Would it be a good idea to refinance and get access to that equity, or don’t and keep the favorable interest rate?

Received access to mortgage portal to ensure all payments are made (including escrow).Anything else here I should do or not do if acquiring for the long-term?

The question is not whether a guest wants your Netflix, but how they can access their Netflix. 

I have looked around online, but haven't had any luck yet, i have local real estate agent there, but they are not expertised on those distressed properties.  

Look at other rentals in the area and see not only how they are advertising or promoting online but also the inside and outside of the rental so you can create a similar environment to try to replicate the same results.
