@Tara Ballenger Mine is single family, fully remodeled and landscaped single family home, 1 car garage in the back corner with a long drive along the side for lots of off street parking1450ish sq ft 3 bed 1 bad (1 bath sucks and it's a 1910 home so a little wonky on the floor plan in regards to the stairs to get upstairs) As for the good tenants part, I had lots and lots of people apply, we waited for what appeared to be the right one's.I'd rather have no tenants then bad one'sThis was my first property with some speculation component in regards to the area improvingI made sure all the math worked for me regardless of the hope for a lot of appreciationWe'll see how all the new building plays out, in 5-10 years it should be a whole different areaThe new copper penny was the linchpin to unlock a better future for that area, even with all the current construction if you look up what the pdc owns there's still a lot of land around already bought and waiting for development.

I've used ResortLock RL2000 (allows you to generate temporary guest codes remotely), Lockstate 6i wifi enabled lock (same functionality as the RL2000 but because it is wifi enabled it also can send notifications when the codes are used, records all "events" when codes are used, records wifi connection strength & battery life and allows you to lock & unlock remotely) as well as the Lockstate 5i wifi enabled deadbolt with the same functionality as the 6i lock.

I do still pay 2.5% buyers commission, reduced from 3% as it's difficult to get greedy buyers agents to show a house to their clients if you go below 2.5%....But like I said, unlocking doors and filling out cookie cutter contracts with a HS diploma doesn't warrant 70K split between four people just to sell my two houses.
