While they were at it, I had them do the two properties in-between ours: one is another rental; the other is an elderly lady whose health is deteriorating.Today, I went over to place snow shovels at the two properties and noticed that the neighbour landlord had trimmed all of his trees that were overhanging our roof.

I offered about $20k under the asking price which was already low ( way below appraisal value), with no great expectation of it being accepted, if it is great, if not there will aways be more deals to find.just a quick note, the house was built in 2006 and is actualy in great shape, minus some paint and trim work.

I'd confirm it doesn't have a ripple effect on insulation, sheetrock, trim, etc. and that's the full cost of the change so you know how much contingency you've chewed thru.

Scott I believe the rule is disturbing more than 6 sq ft in a room and removing trim is considered distrubing the paint.

Work would/may include vanity replacement, tub replacement (jacuzzi tub), wall/ceiling retexturing, kitchen cabinet and counter replacement, tile work, trim, sink replacement, possibly some minor plumbing rerouting.We are looking for someone or suggestions of someone competent, reliable, and timely (isnt everyone?).

There is baseboard and window/door trim that is white; some other color for walls and ceiling) My gut feel is that this is expensive.Any input, including positive experiences with handyman or painters you've used would be much appreciated.
