I do tend to get ahead of myself and put the cart before the horse.

Not ideal, but perhaps needs some research and a systematic approach..And the 800 lb elephant would be the condition of the main systems as mentioned above on house from the horse and carriage days...So even with numbers that work (in all caps) you may also want to make sure the building has been recently upgraded and that the living arrangement is manageable..

To put in terms I am familiar with, you have to learn how to ride a horse before you can become a world champion rodeo rider who retires in 8 years. 

A horse of a different color, it's not as simple as finding suitable properties due the timelines and nuances that can make or break the deal - and your finances. 

You might get better traction by changing agents, although swapping horses may not help at all.

I agree Mark, it's better to have two horses in the race.
