He had a number for the bank but I had no way to reach someone what would know about his case per say.I started doing some more  research on short sales because I do want to be able to navigate some of these potential leads to more of a systemized tailored strategy  butttttt during my research I kept coming across articles that stated that the lender would require the property that is being negotiated for a short sale to be listed on the MLS.

So I'd just find another custom cabinet guy to finish from there if need be and make sure the work is of standard techniques and materials.

I believe I was able to "win" the bidding war for a few reasons:- I had pre-approval of funds ready to go- I pulled the trigger ASAP when I realized it was a deal worth pursuing- I submitted an offer with an Escalation Clause- I submitted my offer with a nice personal touch that was tailored towards the sellerBest of luck!

I’ve sent out emails to agents with inquiries because I hoped that maybe there were properties that were not being listed, so it’s good to know that the odds are still low so I can tailor my search to another type of investment.
