Why 100 a month because they got all this cash at close.. 5. 08 hit and I was basically put out of business I could not make loans because no one could refi and I ended up owning over 200 homes scattered throughout the mid west..

Today during the pandemic, out of the 160+ properties we track (there are more but they are scattered out with multiple property managers and a few are self managed), so far there are 10 tenants that have not paid the full rent on schedule at some point during the last 7 months. 5 of these tenants recently caught up on the rent or made arrangements acceptable to the owner.

If you're going to go bigger than 4 it's typically a different manager or at least a company that has a team built for scattered site apartments.
