It has appreciated almost 2.5X of the original purchase price, however the cash flow is typically $25 in the red every month sometimes more with maintenance issues. 

I looked at a couple of deals of his a few years ago but they seemed like bad deals, red flags, so I passed.

All carriers do not allow for "blocking" the market when it comes to a quote but the majority of players in the commercial lines market do3.

But once your done with the agent for the time being and the lender then its just PM handyman and tenants.. small group.Those of us that are on the Transactional side Our sphere can be huge and never lonely can be overwhelming with all the different players and such we have to deal with day in day out..

I haven't researched it much but I tend to see a fair amount of listings for this type of home and am just interested if there are any regulations, rules, red flags I should know about if I decide to pursue this niche.

This is a huge red flag to me, expecially as it appears the seller is also the property manager.

Yes this is a BIG RED FLAG!

He had a HUGE red flag warning and just kept motoring on and now is acting shocked the tenant continued to screw him over
