They said they do not have the in-house personnel to do this work and I (or whoever) would need to have it done ahead of time, and that they would need copies of that information filed with the prevailing county to proceed (the deceased's homestead was in a different county than the target property).I am getting a quick opinion from my real estate attorney's on retainer to see if I need a probate attorney or if this scenario is simple "any attorney can do it" business.Getting under contract is top priority and in progress.

It is affordable, the National park is gaining in popularity and brings a lot of business to the area, the city is investing heavily into a downtown revitalization plan, there is a military base nearby with a constant flow of military personnel living offsite, etc...Problem is, I can't technically be "owner occupied", so that is basically off limits for now.
