There is a lot to do in Chattanooga- museum, aquarium, baseball stadium, theater, downtown shopping, plus Atlanta and Nashville are only 2 hours away. 

For example, Nashville is a city that strictly regulates STRs, and fines people in violation - but they are also very clear about what is required to operate legally, and there's a good return to be made for those who follow the guidelines.

Looking for first hand advise on the pros and cons for hard money and who you would be recommend. 

Maybe we are thinking too small, but we are between purchasing other rentals in areas such as Nashville, Austin, Scottsdale/Phoenix, Palm Springs, Charleston, etc.
