You all buy lists, get Propstream and other software subscriptions, buy into AI crap, and what ever else the uneducated Gurus tell you to do.In other words, all you are trying to do is figure out who IS and who ISN'T motivated right?

I believe the seller is motivated to sell and it’s been on the market for 6+ months now.

It also seems they would be motivated to do an excellent job of rehab (good materials and methods) so that property management is easier.

Asking them to relocate is a big ask, moving sucks but money motivates. 3) You sell it occupied.

I got missing pieces of the SF puzzle and plenty of motivation and entertainment.

This is my first one and the seller is motivated but I don’t know if my offer is good and I don’t know enough about the contract.

As a matter of fact, I still call him every now and then and I thanked him for being so kind and motivating me into buying properties. 

I knew it was a way I could do deals with little to no money out of pocket so I got really good at finding motivated Sellers and getting deals under contract at good prices.
