@Michael Thomas McCann Your definitely thinking right there are definitely opportunities out there still my suggestion would be as follows below.Ideal situation- Look for a single family that needs some work move in and add value through renovations on the weekend also I would look for units that have a detached garage or casita then you can house hack.Look into growing areas like Queen Creek/San Tan Valley you can still find SF under 300k and add value through renovations and possibly look into renting a room out.Here are a couple options I would do!

Some zip codes are homogenous (85255 for example would be North Scottsdale and an area with higher-priced homes; San Tan Valley has more entry-level homes that are popular with first-time homebuyers and investors) but most zip codes are a mixture.

Queen creek or San Tan are amazing communities.If any of the following words describe your tastes: high class, flashy, bougie; look no further than Scottsdale, Biltmore, or Arcadia, but be prepared to hand over your wallet.It’s hard to generally classify cities and much easier to see exactly what each individual is looking for to guide them and let them make the best decision on where to go.

Hint: (more professional style of dressing).Something as simple as a solid color golf shirt with your company logo and a pair of well pressed tan pants might go along way--because first impressions count.Nothing wrong with what you have on in the picture, (for a backyard BBQ or etc...), but it is possible if you're trying to do money business, a little more professionalism might help.Then again maybe not, because you still have to find and get to know people you can partner with.Good Luck!
