Because done-right, you can double that portfolio, get into a fresh 0-cap-x cycle for next ~5yrs, leverage for sub-market rate on leveraged capital, AND get cash-flow very rapidly thanks to ~40% down positioning. 

So that our net profits now are over DOUBLE our original proforma..

I have found the properties on Zillow or from private sources, but have run the analysis on BiggerPockets and have double checked it against the "Find Deals" tool.

Yea I would stay away from the double beds in the master.

Double bonus if you can rent out enough units or spaces to completely cover your cost of living.
