With only an acre for parking and building, your probably either limited to a single tenant or low volume garden offices (maybe a small retail strip center, but the sizes would probably dictate shorter leases and higher turnover).

Another thing I use to do before this book when I was getting started was to walk through Home Depot/Lowes and get familiar with average costs for big repair items like water tanks, HVAC, appliances, kitchen/bathroom cabinets, flooring etc.

For the "for rent" yard sign, do you use just plain ones from Home Depot or wherever that say "for rent" with a phone number?

I recommend that you have the owner get a Home Depot personal credit card for the max amount they can obtain.
