As someone who is excited about turn key/out of state investing, I am going to continue to do more research and circle back to Morris Invest/Sdira Wealth.

The area is poised for continued improvement.

But in reality, reinvestment risk is real.In rentals, in today's market, there is basically no cashflow available after a BRRR and you introduce tenant risk into the equation and any longterm hold will have pretty continual maintenance.  

Primary markets will continue to hold their value though tough to make them cash flow.

I purchased a SFH in 2022 that I'm in the process of turning into two units with the intent to rent out one of them while continuing to live in the other.

Mixed-use continuation is best served if you have foot traffic there or if there may be local business who could use a storefront and there aren't a ton of other similar mixed-use options near by.If I was choosing, I like mixed-use better because it gives you a diversified investment inside of one investment.

You're best off continuing what is currently being implemented and then making adjustments once you have a better grasp on the building.

My goal was to get drafted for baseball, now my goal is to help others and continue my work ethic in real estate.
