-Townhome/condominium sales jumped 49.9 percent with the average price up 16.9 percent to $247,827 and the median price up 22.4 percent to $214,125 – both record-setting prices;-Single-family home rentals fell 24.1 percent with the average rent up 10.6 percent to a record high $2,111; -Townhome/condominium leases were flat with the average rent up 4.0 percent to a record high $1,799.

Assuming the average household size of 2.47 per the census data for the Austin MSA, that equates to 27,205 new households transplanted.  

It's currently mostly residential single families, but condominiums have been popping up left and right, one very nearby.

(I used to have nannies as household employees.)  

There are 5 touch points.  1 is the initial posting on the door - (some leases will allow tenants to waive their rights to a 10 days notice - for late rents) or a 30 days notice is required on a MTM lease. 2 is the magistrate filing (about $150 to $175 - depends on how much is owed, and how many people on lease or you'll have to write "Et tal" after 1 name to cover the entire household when you don't know exactly who lives there. 3 is going to court - the local magistrate will mail you a date and time to appear.  4 is waiting the 10 days after you won possession.

I went to Boulder city after the market fell and I saw condominiums that were listed for 150 000 that would generate rents of probably 12 to 1300 a month and those condominiums were selling for 50 000.

The one time I talked to one, I was told they don't deal with new development of condominium complexes (either debt or equity).
