If you have tenants that you know and trust, maybe you could make a deal to reduce rent (less then what you would pay the lawn guy), in exchange for lawn duty.

I've found that giving people a lot of information up-front gets me more qualified people calling/emailing me.I also put a sign in the front lawn, but have found that online advertising usually gets me the most inquiries from the kind of people that I'd most like to rent to.

I used to look at apartments or houses as if I was buying them and I also figured on spending at least a little bit on maintenance even though I was renting --- for things like light bulbs or grass seed and fertilizer for the lawn.
