How much prep work you do would depend on how much adhesive and how elevated it is from the floor.Recently did a house with part laminate, part vinyl, and we leveled the whole concrete subfloor (had lots of adhesive from carpets and some thinset/mortar from old tile).For the adhesive, we used a floor scraper (cheap tool that looks like a rake but with a blade that you attach to the end).

As investors, we see ourselves getting demonized in media and political speeches as not caring about anyone or anything and are just out to bilk people without providing them any value in return. 

There is a application to fill out and the city will typically require a site plan, floor plan, building elevations and sometimes a landscape plan.

How do you guys feel about investing in buildings without elevator?

FEMA - National Flood Insurance program (NFIP)    - Depending on age of property, you may need an elevation certificate (see if current owner has one)    - If the Flood zone changed recently, the rates may be grandfathered in    - Check the flood maps to make sure the building is in the flood zone or just part of the property2.

This is followed by a comment that if the owner asks to tell him a little bit about your company to be prepared with some thirty-second speech about it.My question is, would you recommend to start a company if you are an individual investor to appear more legitimate?

@Steven Baca I once heard a speech and the guy said that unless it consumes your whole being you don't want it.

Lead paint, however is a significant problem as the Court system in Baltimore is very quick to go after Landlords who do not 100% remove the lead paint when a child in the city develops elevated lead levels. 

They meet all screening qualifications and I gave them a speech about how it has to remain two units (i.e. no knocking down of walls to make it one place, etc) but I was wondering if I should sign one lease with both units listed, or have them sign the lease twice, once for each unit of the duplex?
