A private lender – These guys act as lenders but typically take higher interest rates making them worthwhile only for short-term loans which you can later refinance into a longer term loan or sell the property and repay the loan.

I am looking to invest in education but can't seem to find much information on good, worthwhile masterminds.

What kind of real investing could you do to make it worthwhile that doesn't put you at risk of losing some of it? 

Do you want some high level macro factors that could make the risk of such a project worthwhile?

Each turn means more wear and tear repairs (not reimbursable through security deposit) so factoring in higher repairs/turnover costs could be worthwhile.

I can't tell you if it's worthwhile or not, but I can give you a bit of info. - Most lenders will not allow a HELOC on a property that needs substantial work.

I am not an owner of the group and receive no benefit from recommending it, I've just been a member since 2003 and found it worthwhile.

I ended up not doing the HELOC because the loan amount wasn't going to be worthwhile.
